Role Overview: Grounds Maintenance Specialist The Grounds Maintenance team is the first line of defense for a property’s reputation. By maintaining pristine landscapes and ensuring safe, clean common areas, these staff members directly impact resident satisfaction and property value.
Core Responsibilities
- Landscaping & Horticulture
- Full-cycle lawn care: Mowing, edging, and fertilizing.
- Plant health: Pruning, weeding, and seasonal planting to enhance curb appeal.
- Irrigation: Monitoring and repairing sprinkler systems to ensure water efficiency.
- Property Upkeep & Safety
- Sanitation: Daily trash removal from parking lots, dumpsters, and common areas.
- Seasonal Response: Priority snow removal and ice-melt application to mitigate slip-and-fall risks.
- Hardscape Care: Sweeping walkways and clearing leaves to keep paths unobstructed.
- Exterior Technical Maintenance
- Repairs: Fixing fences, gates, and outdoor signage.
- Lighting: Replacing exterior bulbs and repairing fixtures to ensure nighttime safety.
- Equipment Care: Performing preventative maintenance on tractors, blowers, and mowers.
- Amenities & Event Support
- Maintaining pool areas and cleaning exterior windows.
- Assisting in the setup for community events and resident gatherings.
salary: $21 - $22 per hour

work hours: 9 AM - 5 PM

Responsibilities
Grounds maintenance staff at apartment complexes ensure the exterior, curb appeal, and safety of the property. Key duties include landscaping (mowing, planting, weeding), cleaning parking lots and walkways, trash removal, exterior maintenance (lighting, painting, signage), and snow/ice removal in winter. They operate machinery like lawnmowers and snowblowers Key Responsibilities & Job Duties Landscaping & Horticulture: Mowing, edging, trimming, pruning, fertilizing, and watering lawns, shrubs, trees, and flower beds. Property Cleaning & Upkeep: Removing trash from parking lots, common areas, and around garbage dumpsters; raking leaves, and sweeping walkways. Exterior Maintenance & Repairs: Installing or repairing fences, gates, outdoor lighting, and minor concrete or asphalt repair. Safety & Seasonal Work: Removing snow and applying ice-melt to sidewalks and driveways. Irrigation Maintenance: Troubleshooting, repairing, and monitoring sprinkler systems. Equipment Maintenance: Maintaining and doing minor repairs on groundskeeping equipment like mowers, leaf blowers, and tractors. Support & Exterior Cleaning: Cleaning pool areas, washing windows, repairing furniture, and preparing building exteriors for events or curb
The essential functions of this role include:
- working in a smoke free environment
